Before you move in

Finding the right home is only the beginning. A successful tenancy is built on clear communication, mutual respect, and understanding everyone’s rights and responsibilities. We are committed to providing a professional property management service that supports both our tenants and property owners while ensuring compliance with New Zealand tenancy legislation.

At the start of your tenancy, you will receive:

  • A signed tenancy agreement
  • A detailed property condition report
  • Healthy Homes Compliance Statement
  • Information about rent payments and bond lodgement
  • Emergency contact details and maintenance procedures
  • Arrange your power, gas, rubbish collection and internet if applicable to the property. 

Please take the time to read your tenancy agreement carefully and ask us if anything is unclear.

It is important to understand the type of tenancy you are entering into, as this affects how long the tenancy runs for and how it can be ended.

Fixed-term tenancy: A fixed-term tenancy is for an agreed period of time, with a confirmed start and end date. During this time, both the tenant and the property owner are expected to meet the terms of the tenancy agreement. A fixed-term tenancy generally cannot be ended early unless both parties agree, or there are specific legal grounds to do so.

Periodic tenancy: A periodic tenancy continues on an ongoing basis until either the tenant or the property owner gives the required notice in line with New Zealand tenancy law. This option can offer more flexibility, but it is still important to understand your notice obligations before making any plans to move.

Set up your rent payments:

This must be in advance. You will pay 2 weeks advance rent and must pay your next rent before that runs out. If you need to adjust your payments your Property Manager can work this out for you. We recommend you put your payments on Automatic payment so they are regular and not forgotten. 

 Bond and Utilities

Make sure you are signed up at Tenancy Services at the Bond Hub, each tenant needs to have a log in as this is how your bond for the property will be managed. 

Each property is different, some have water included some don’t and the same goes for rubbish removal. If your property has gas bottles the property owner is responsible for the line rental that is charged each year. Water will be billed from your Property Manager if applicable.
